Police verification of tenants is now standard in Salt Lake, New Town and most gated societies in Kestopur, Baguiati and Lake Town. It protects the owner, and a completed verification makes you a more attractive tenant. Here is how it works.
Who is responsible
Formally the owner submits the tenant’s details to the local police station. In practice the tenant fills in the form and supplies the documents, and either party hands it in. On our listings we tell you whether the society requires it before you move in or within a few weeks after.
Documents to prepare
- Completed tenant verification form (available at the police station or from the society office; Kolkata Police and Bidhannagar Police each have their own).
- Passport-size photographs of every adult who will live in the flat.
- Government photo ID with your permanent address: Aadhaar, passport, voter card or driving licence.
- Proof of employment or study: offer letter, company ID or college admission letter.
- A copy of the rent agreement and the owner’s ID.
Where to submit
The police station whose jurisdiction covers the flat. Kestopur, Baguiati and Lake Town fall under Bidhannagar Police Commissionerate stations; New Town has its own stations under the same commissionerate; Dum Dum comes under Barrackpore. Ask the society office which station applies, or ask us.
Online options
Kolkata Police and Bidhannagar Police have offered online tenant verification through their portals and apps; availability changes, so check the current site or ask at the station. Several societies also accept verification through private background-check services, which return a report within a couple of days.
How long it takes
Submission takes an hour. The acknowledgement is usually immediate and is what most societies want to see. The actual verification by a constable visiting the flat can take days to weeks and does not stop you moving in.
Tips from our team
- Bring two sets of copies; one stays with the society office.
- If you are from outside West Bengal, add a copy of your current employer’s address proof to speed things up.
- Keep a photo of the stamped acknowledgement on your phone; you will be asked for it more than once.
