How to rent out your flat in Kolkata and find a tenant who pays on time

An empty flat costs you money every month, but the wrong tenant costs more. This is the process we use with the owners who list with us, and you can follow most of it yourself.

1. Price it against the street, not your hopes

Look at what similar flats in your society or lane actually rented for in the last three months, not asking prices on portals. A flat priced 5 percent under the market rents in a week; one priced 10 percent over sits for months.

2. Get the flat ready

Deep clean, fix the dripping tap, replace broken switches, paint if it has been more than three years. Tenants decide in the first thirty seconds of a visit. If you are furnishing, keep it simple and durable: beds, wardrobes, a dining table, fans, geyser, modular kitchen.

3. Photos that get enquiries

Daylight, curtains open, every room, plus the building entrance and the view. Phone photos are fine; blurry, dark or cluttered ones are not. Ten good photos beat thirty average ones.

4. Write an honest listing

State the BHK, carpet area, floor, lift, parking, furnishing, maintenance charge, deposit, who you will rent to (family, bachelor, working women) and the earliest move-in date. 5. Screen before you show

Ask on the phone: where do you work or study, how many people, when do you want to move, what is your budget? Ask for a company ID or admission letter before confirming a visit. We do this screening for owners who list with us so you only meet serious people.

6. Paperwork that protects you

  • An 11-month leave and licence agreement with a clear deposit, notice and repairs clause (see our agreement guide).
  • Deposit by bank transfer, receipted.
  • Tenant police verification submitted in the first week.
  • A signed inventory with photos for furnished flats.

7. Keep the relationship easy

Respond to repair requests quickly, give proper notice before visits, and raise rent modestly at renewal rather than steeply every year. Good tenants stay, and a tenant who stays three years is worth more than a higher rent that turns over every eleven months.
