Ask three people what a flat costs to rent in Kolkata and you will get three answers, because the honest answer is “it depends on the road”. This guide gives you the ranges we actually see agreed in 2026 across the north and east Kolkata corridor we work in, and the extra costs that catch first-time tenants out.

These are monthly figures for unfurnished to semi-furnished flats in reasonable condition. Fully furnished flats with AC, fridge and washing machine sit 20 to 40 percent above the top of each range.
What moves the rent within an area
- Society versus standalone building. A lift, parking, generator backup and a security gate add ₹2,000 to ₹6,000 a month over a similar flat in a three-storey standalone building.
- Floor and light. Top floors without a lift go cheaper; corner flats with cross-ventilation go dearer.
- Distance from the main road. In Kestopur and Baguiati, flats two lanes in from VIP Road can be 15 percent cheaper than those on it.
- Furnishing. Even “semi-furnished” (wardrobes, fans, geyser, modular kitchen) commands a premium because you avoid buying them.
- Who you are. Some owners quote slightly higher to bachelors; we tell you when that is happening.
The one-time costs to budget for
- Security deposit: one to two months’ rent, refundable. Three months for some furnished flats in New Town.
- Brokerage: half to one month’s rent, only on broker-sourced flats. Owner-direct listings on our site are marked.
- Agreement: ₹500 to ₹2,000 for stamp paper and notarisation of the 11-month leave and licence agreement.
- Police verification: free to ₹200 depending on the police station and whether you use an online service.
- Shifting: ₹3,000 to ₹12,000 within the city depending on volume and floor.
Monthly costs on top of rent
Society maintenance (₹1.5 to ₹4 per sq ft, sometimes included), electricity at commercial or domestic tariff depending on the meter, and Wi-Fi. Ask whether maintenance is included before you compare two flats; a ₹15,000 flat with maintenance included can be cheaper than a ₹14,000 flat without.
How to get a better deal
Move in the off-season (December to February sees fewer transfers), offer a longer lock-in in exchange for a lower rent, and be ready with documents so the owner does not lose a week. Above all, look at flats for rent that are genuinely available rather than chasing listings that were rented weeks ago.
