Renting a flat, room or PG
Is searching on Flat Rent Kolkata free?
Yes. Browsing, saving favourites and sending enquiries are free. Some contact details are shown only to registered users to reduce spam calls to owners.
Do you charge brokerage?
Not on owner-direct listings, which are marked as such. On flats sourced through our partner brokers a standard brokerage applies, stated on the listing and confirmed before you visit.
How much deposit will I pay?
One to two months’ rent is standard in north and east Kolkata; up to three for furnished flats in New Town and near DLF. PGs usually ask for one month.
What is an 11-month agreement?
A leave and licence agreement for eleven months is the standard rental contract in Kolkata. It sets out rent, deposit, notice period, lock-in and who pays for repairs and maintenance. It can be renewed.
What documents will the owner ask for?
Government ID, a photo, proof of employment or admission and a police verification form, which most societies now insist on. We help you prepare these before the visit.
Can bachelors and working women rent through you?
Yes. Every listing states whether the owner accepts bachelors, families or working women, so you only visit flats that suit you.
What if the flat has problems after I move in?
Repairs to the structure, plumbing and electrical systems are normally the owner’s responsibility; day-to-day upkeep is the tenant’s. We recommend writing this into the agreement and we will help you raise anything with the owner.
Can I see the flat before deciding?
Always. We arrange visits, often the same day, and can send a video walkthrough first if you are outside Kolkata.
Listing and letting your property
How do I list my property?
Create an account and use the “List your property” page, or WhatsApp us the details and photos and we will set it up. Basic listings are free.
What does a paid or featured listing do?
It places your property at the top of search results and on the home page for faster enquiries. Packages and prices are shown on the listing page after you log in.
Do you screen tenants?
Yes. We speak to every enquirer, confirm their occupation, family size and budget, and only bring people who match your requirements to visit.
How do you decide what rent to suggest?
From the rents we see agreed in your locality for similar flats, adjusted for furnishing, floor and amenities. We will tell you honestly if an asking rent is likely to leave the flat empty.
Can you manage the property while I am away?
We can handle visits, tenant screening and handover for owners outside Kolkata. Ongoing management is arranged case by case; ask us.
Buying a flat through us
Do you handle sales as well as rentals?
Yes. We list resale and ready-to-move flats in all seven areas and help with site visits, price benchmarking and the document checklist.
What should I check before paying a token amount?
Title chain, mutation and tax receipts, society NOC, completion or occupancy certificate, bank NOC if there is a loan, and parking allocation. Have a lawyer verify before registration.
What extra costs apply when buying?
Stamp duty and registration set by the West Bengal government, brokerage if applicable, society transfer fees and loan processing charges. We share current figures when you shortlist.
Can you help NRIs buy in Kolkata?
Yes, with video walkthroughs and coordination with your lawyer or power-of-attorney holder. Registration needs you or your attorney holder present in Kolkata.

Fees: free listings carry no charge; paid packages are billed as shown at the time of purchase and are not refundable once a listing is live. Conduct: contact details shared on this site may be used only to enquire about the property concerned, not for marketing or spam. Liability: Flat Rent Kolkata introduces parties and provides information in good faith; the rental or sale agreement is between the tenant or buyer and the owner, and we recommend independent legal verification before any payment.
